Our Rates - Main Cottage:

Our prices, as at April 2026, based on 2 people, per night start at:

Low season: $200 per night Sun-Thurs (min. 1 night stay), $220 Friday, Saturday, per night; $35 per extra person. 

Fringe season: $195 pn Sun-Thurs (min 1 night), $205 Friday, Saturday per night;

$35 per extra adult. Minimum 2 nights stay.

High (including public holiday periods: $215 Sun-Thurs, $235 per night Friday, Saturday

(and Sunday on long weekends), $40 per extra person (min 2 nights)

Christmas 2026 -New Year 2027: $240 per night (min 3 nights), $250 Fri, Sat, Sun,

per night, $40 per extra person

Little Finchley, smaller motel style unit: starts at $170 per night, off-season, for 1-2 persons, $185 per night, Christmas and New Year period, as per below.

Guide:

Low season: May, June, July, August, September (except public holidays)

Fringe season: March, April, October, November (except public holidays)

High season: Dec, Jan, Feb, public holidays (except Christmas-New Year)

Christmas-New Year rates: 22 Dec to 6 January inclusive

Breakfast Provisions for Main Cottage

We include in the price everything you need for a Continental breakfast, which you prepare at your own convenience - including bread, butter, milk, fruit juice, fresh fruit, cereal, yoghurt (if required), coffee (instant, plunger and Caffitaly pod machine with pods), a selection of teas, etc. There is a four place dining table plus two comfy bar stools at the kitchen servery, and al fresco table and seating for four people with a large BBQ on the front deck.

Small unit: Provisions for a Continental style* breakfast are included in the price, with a toaster, kettle, microwave, small electric frypan, and bar fridge. *fresh fruit, cereals, bread, butter, milk, sugar, fruit juice, selection of teas and coffees. 

Also a small BBQ on the deck.

Booking and Cancellation Policy (guidelines only)

Please note, when a booking is confirmed at short notice, full payment is requested immediately by bank transfer or Pay Anyone. NB: We do not have credit card or Paypal facilities.

Where a booking is confirmed a month or more in advance, and accepted by the guest through our website, a 50% deposit** will be required within 3 working days of confirmation of booking, and balance payment two weeks prior to arrival date (also by bank transfer). If preferred, payment can be made by credit card by booking through one of our booking agencies, ie Airbnb or HomeAway-Stayz-Vrbo, however, will attract additional transaction and booking fees applied by these agencies.

The owner reserves the right to cancel the booking if these requirements are not met, in which case the terms below will apply.

Where a booking which has been confirmed is for some unavoidable* reason cancelled prior to arrival date by the owner, a full refund will be made. Should the guest cancel more than two weeks in advance of the arrival date, a full refund will be given, less $50. If the guest cancels the booking no less than one week and not more than two weeks prior to the arrival date and time, a full refund will be given, less the cost of one night's stay, unless the dates are completely re-booked, in which case only $25 will be deducted from the refund. If the guest cancels less than a week in advance, the full deposit paid will be forfeited if the dates are not re-booked by others, in which case only the $25 fee would be deducted.

IMPORTANT: (Please read conditions of booking, cancellation and stay, above.)

*The owner reserves the right to cancel a booking if guests have not paid either deposit or balance owing by due date, or the guests are not deemed to be respecting the environment or conditions of stay (ie smoking indoors, loud partying, exceeding the number of guests agreed at time of booking, bringing pets that are not well behaved - causing distress to the residents or neighbours, and generally showing disrespect for the amenities and environment provided).

Dogs and Cats Policy

Pets by negotiation upon booking, and at owner's discretion. Guests are required to pick up after their pets and dispose in sealed doggy do bags in red bin by garage or in green bin on verandah if staying in the larger unit.

When lodging an enquiry, please include breed, age and sex of your pet(s), and confirm that they are house-trained and well behaved. Dogs must at no time be left in the accommodation unsupervised, unless by prior negotiation, nor may they bring meat bones indoors or onto any furniture, inside or out. THANK YOU.
